Services

Four stages that can be bought separately, though they are cheaper together because the model is reused.

Moodboard + plan

Concept and layout

Survey, a reworked plan, and the direction the space will take — materials, palette, light. The stage where walls are still cheap to move.

What arrives

  • Measured survey of the existing space
  • Two to three layout options
  • Material and colour direction
  • Furniture and lighting long list
  • Indicative budget

Stills + 360°

3D visualisation

Photoreal interiors at the resolution a print or a listing needs, plus 360° panoramas you can look around in. Real materials, real fittings, real daylight for the actual orientation of the building.

What arrives

  • Photoreal stills, 4000 px long edge
  • Two lighting conditions per room
  • 360° panoramas for the main rooms
  • Two rounds of changes
  • Web-sized set for listings and social

1:50 and 1:20

Technical documentation

Plans, elevations, sections, electrics, lighting layout and joinery details — drawn so a contractor prices it once and builds it once.

What arrives

  • Demolition and construction plans
  • Floor, ceiling and lighting layouts
  • Sockets, switches and data points
  • Elevations for every wet room
  • Joinery details at 1:20
  • Schedule of finishes and fittings

On site

Author's supervision

Site visits through the build, supplier selection and the awkward decisions that only appear once the walls are open.

What arrives

  • Site visits at agreed intervals
  • Written report after every visit
  • Supplier and contractor shortlisting
  • Sample approval
  • Snagging list at handover

How it is priced

Design and documentation are priced per square metre, agreed before the work starts and fixed for the scope in the brief.

Visualisation on its own is priced per image, with the model built once and reused across the set.

Author's supervision is priced per site visit. Most projects need between four and ten.

Exact figures depend on the space, so they come with the first call rather than off a page.
